WHAT NEXT?
If you wish to take a tenancy the following tells you what to do now:
- 1. You will need a deposit - this will be returned to you at
the end of your tenancy provided that everything is in order. The deposit is
normally one month's rent.
- 2. Two references are required. One should be from a previous
landlord, and the other from someone (such as an employer or family lawyer) who
has known you for some time.
- 3. If you intend to claim housing benefit for part of the rent,
a Pre-Tenancy Determination should be arranged. Quite simply,
this means that you can find out how much benefit will be paid before you
commit yourself. Your Housing Benefit office will supply a PTD form which you
should complete and then send to HomeLets for signing. The Rent Registration
Service will tell us within a week just how much benefit is expected to be
paid.
- 4. A lease will be completed prior to your moving-in date. This
is a short assured tenancy and provides both you and the owner of the property
with specific rights.
- 5. A bank standing order form will be completed for payment of
rent. If you receive housing benefit then the payment should be paid directly
to HomeLets. If there is a shortfall then you will pay that difference by
standing order each month.
